If you want to supply something yourself, that is usually fine and we will say so at the survey. What we will not do is fit something we know will cause a problem later.
We can supply everything or fit what you have already chosen. Where we supply, WRAS-approved fittings, McAlpine wastes, Spanish porcelain and Grohe brassware come as standard rather than as upgrades, and you see exactly what is going in before it is ordered.
The full strip-out and rebuild
The room comes back to the brick. Fixtures, tiles and flooring come out, pipes are capped, and the old floorboards are lifted so we can see and rework what is underneath. New tongue-and-groove pine and tile backer board go down to give a level, waterproof base.
In a period Ripley cottage that step regularly turns up old lead or iron waste runs, notched joists or a floor that has never been level. Far better to find it with the boards up than to tile over it.
Solid-walled cottages often hide earlier repairs, and the only way to find them is to take the room back properly. Fixtures out, tiles off, floor up, and everything assessed before the rebuild starts. It is slower at the front end and it prevents the expensive surprises later.
Waterproofing and tiling

We import the tiles directly from trusted manufacturers in Spain, which gives us control over batch consistency and lets us keep the grout lines narrow and sharp.
Older walls are rarely flat and rarely plumb, so substrate preparation matters more here than in a modern house. Everything is made good and fully tanked before tiling, and the tiles are set out so the room reads straight even where the structure behind it is not.
Finishing and handover
Moisture-resistant ceiling paint, decorative silicone to every internal corner and around the sanitaryware, all fittings tested and a full clean-up with the rubbish taken away. We leave the room ready to use, not nearly ready.
The last ten per cent takes longer than people expect and it is where the quality shows. Sealant lines, tile edges, door clearances over new flooring, and a proper test of the extractor and every outlet before we hand the room back and clear the site.
